The latest update on the San Diego real estate market in 2010:
High end communities have recently seen some nice sales.... from La Jolla to Del Mar. Meanwhile, foreclosures and places priced under $850k are selling at a nice pace throughout the County in areas like Chula Vista, San Elijo Hills, Oceanside and East County.
4,927 HOMES are currently listed for sale at the start of 2010, and 2,283 CONDOS are listed for sale at the start of 2010 in San Diego County.
3,679 homes and condos are "CONTINGENT" awaiting short sale approval.
The inventory of homes for sale under $995,000 in San Diego County stands at 2-3 months, based on the current sales rate, and over $2M about 12 months.
The average time on the market stands at about 60 days, up from only about 40 days in August 2005.
About one-third of San Diego County homes are selling during their original listing period.
In the last six months 7,035 listings expired unsold, were cancelled or were withdrawn from the market.
